Oxfordshire Farmhouse
West Oxfordshire
PROJECT TYPE: Principal Contractor
CONTRACT ADMINISTRATION / PROJECT MANAGEMENT: ECL Chartered Surveyors
INTERIOR DESIGN: Studio Caché
OVERVIEW: Oxfordshire Farmhouse required extensive internal and external restoration works to the front section of the property, as well as refurbishment throughout. Built in the early 1700s, much of the original fabric of Oxfordshire Farmhouse had been previously replaced, making the restoration of the remaining listed elements all the more important.
Works included the raking out of unsuitable cement-based mortar and repointing with lime mortar, restoring the building to its proper appearance. Inside, gypsum plaster was stripped and replaced with breathable lime putty plaster, arresting damp issues in historic parts of the building. Overtly modern smooth-finished timber lintels and excess unmatched mortar were removed from fireplaces and replaced with heritage-matched oak lintels. Exposed historic timbers over the stone-mullioned windows were restored to their natural state.
Heritage-approved interventions included the restructuring of a modern staircase and support system, and its replacement in keeping with Georgian style. Similarly, a new single partition wall was installed in the rear 2013 section of the house, complete with in-keeping architectural joinery, creating separate utility and boot room spaces. Throughout, any remaining historic architectural features, including floor slabs, were restored and retained. A carefully considered interior scheme, including bespoke cabinetry, layouts, fixtures, fittings and finishes throughout, was designed by Studio Caché.
