West Oxfordshire

PROJECT TYPE: Direct to Client

ARCHITECTURE: Tyack Architects

INTERIOR DESIGN: Debbie Gee Interiors

HERITAGE CONSULTANCY: Hubbard Conservation

OVERVIEW: Mill House is an 18th-century Grade II-listed property, built from buff-coloured Cotswold rubble stone, with distinctive tall chimney stacks and long sash windows, set into ashlar stone surrounds. Projecting from the rear facade, and bridging between the upper and lower ground floors, is a new stone garden room, designed by Tyack Architects. Heritage-matched natural blue slate tiles blend with those of the existing kitchen, avoiding a stepped eaves line and ensuring cohesion of the projection as a whole. A traditional French door set and long sash windows, separated by stone mullions, match the original property and a feature circular window, set into an ashlar stone surround, adds character and channels light.

As well as a complete mechanical and electrical overhaul and vital heritage restoration works throughout, small but significant heritage-approved interventions improve flow and authenticity. The potential of every room was maximised through a full fixture, fittings and finishes scheme. Heritage-matched made-to-measure cabinetry by Barr Joinery and Barr Kitchens gives each space a uniquely luxurious feel.

On the lower ground floor, the basement (thought to be the original kitchen) was reclaimed as a snug/library. Flagstones were lifted and relayed, allowing for excavation and the implementation of a full wrap tanking system, underfloor heating and the installation of a wood burner into the original inglenook fireplace.
