Purpose & Objectives


The Estimator is responsible for preparing accurate and comprehensive cost estimates for construction projects. This role involves analysing project plans, specifications, and other documentation to prepare time, cost, materials, and labour estimates. The Estimator collaborates with project managers, sub-contractors, engineers, architects, and clients to ensure all project aspects are covered and aligned with the company's financial goals.


Key Responsibilities


1. Estimate Preparation:
• Analyse project specifications, drawings, and other documents to prepare comprehensive and differing forms of tenders, budgets, cost estimates, etc. for construction projects.
• Conduct thorough quantity take-offs from drawings and specifications to determine material, labour and equipment costs for each project.
• Obtain and evaluate quotes from subcontractors and suppliers, negotiating pricing and terms to ensure competitive bids.
• Utilise estimating software, Excel and tools to ensure accuracy and efficiency in the estimating process.

2. Bid Management:
• Prepare and submit bids for projects, ensuring all required documentation is complete and accurate.
• Develop and maintain relationships with subcontractors and suppliers to obtain competitive pricing and ensure reliability.
• Obtain and evaluate quotes from subcontractors and suppliers, negotiating pricing and terms to ensure competitive bids.
• Participate in pre-bid meetings and site visits to gather project-specific information.
• Prepare and submit bids and proposals in a timely manner, ensuring all required information is included.
• Prepare detailed and accurate cost estimates and proposals to clients and participate in negotiations as needed.


3. Project Analysis and Risk Assessment:
• Conduct risk assessments to identify and assess potential risks and uncertainties in project estimates and propose mitigation strategies.
• Analyse historical data and current market trends to ensure estimates reflect current conditions and pricing.


4. Collaboration and Communication:
• Work closely with project managers, engineers, architects, and other stakeholders to ensure all project aspects are considered in the estimate.
• Attend site visits and meetings with Barr Build team members and subsequent, ongoing appointments with specialist sub-contractors and suppliers as necessary.
• Provide support and clarification to project teams regarding cost estimates and assumptions.
• Communicate effectively with clients to understand their needs and provide accurate and timely estimates.
• Work collaboratively with the Barr Build delivery team to ensure site setup and early/more detailed procurement is aligned with the estimate/tender.


5. Documentation and Reporting:
• Maintain detailed records of all estimates, including assumptions, methodologies, and supporting documentation.
• Prepare and present detailed cost estimate reports to management and clients.
• Ensure all estimates comply with company standards and industry best practices.

6. Continuous Improvement:
• Stay current with industry trends, construction methods, and cost management practices to ensure competitiveness and to improve estimating processes and accuracy.
• Evaluate and improve estimating processes, tools, and methodologies to enhance accuracy and efficiency.
• Manage, maintain and create new connections and relationships with sub-contractors, suppliers and professional teams.
• Mentor and provide guidance to trainee / intermediate estimators and other team members.

Qualifications
• Degree/Diploma in Estimating or related field (or equivalent work experience).
• Member of relevant professional bodies e.g. CIOB, RICS.
• CSCS Card Holder.
• Driving Licence.

Skills & Experience


Experience:
• Minimum 5 – 10 years’ experience in construction estimating, preferably with a principal contractor and with a proven track record of preparing accurate and competitive estimates.


Skills:
• Proficiency in construction estimating software.
• Experienced in using Microsoft programs and software.
• Strong analytical and mathematical skills with the ability to interpret complex plans and specifications.
• High attention to detail and accuracy in preparing estimates and documentation.
• Excellent communication and interpersonal skills, with the ability to effectively collaborate with internal teams, design teams, clients, and subcontractors.
• Demonstrated ability to manage multiple projects, problem solve and prioritise tasks in a fast-paced environment in order to meet challenging deadlines.
• Knowledge of construction methods, materials, building codes and contracts (particularly the JCT Suite).
• Experience with value engineering and cost optimisation strategies is a plus.


Key Performance Indicators
• Timely completion of estimates in line with tender requirements.
• Ratio of successful tenders.
• Variance between estimated and actual costs.
• Client satisfaction and positive feedback.


Working Conditions
• The role is primarily office-based with occasional site visits.
• The position may require working extended hours, including evenings and weekends, to meet project deadlines.


The Estimator is a key contributor to the success of construction projects by providing accurate and detailed cost estimates. This role requires a combination of technical expertise, industry knowledge, and strong communication skills to ensure projects are competitively priced and align with the company's financial goals.
